There are so many reasons for why it is important to work with a conveyancer when buying or selling a property. However, to provide you with a brief summary:
- Property transactions involve complex legal documents that carry real financial risk if misread or missed. A conveyancer can help identity problems with the contract before you sign, so you can make an informed decision.
- Conveyancers can review the contract of sale to flag any unfavourable clauses or special conditions before you sign.
- A lot goes on before settlement, this includes calculating settlement figures, adjustments for rates, water, and land tax between buyer and seller. Conveyancers help to liaise with the bank and lender to make sure mortgage documentation lines up with settlement.
- Conveyancers can help manage important deadlines. This can help to reduce the stress and avoid costly mistakes.
- Finally, conveyancers help coordinate what is required on settlement day – giving you peace of mind on what otherwise might be a stressful day.
