Purchasing Real Estate

Purchasing Real Estate

Beginning the process of purchasing a home is a very exciting moment, but it can also be stressful due to the amount of red tape and paperwork that needs to be navigated. For others, even knowing where to start can be difficult. While you may have read about the first home owners grant or heard phrases like “stamp duty” or “sunset clause” tossed about, you might not be entirely sure what they actually represent in real life.
Having someone on your side who can defend your best interests, make things clear, and ensure you receive the concessions and benefits you deserve is a tremendous asset, from the time you sign the contract until the settlement. With the help of our Victorian conveyancing experts, you may purchase a house with ease and enjoy the following benefits:

First Home Buyers

Purchasing a first home is frequently the first significant investment a person will make, and it can significantly increase future financial opportunities and stability. To lessen the financial burden and enable more people to climb the property ladder sooner, grants and concessions are available to those looking to purchase their first home.
The same questions almost always cross the minds of first-time home buyers such as how do I make an offer? What occurs during settlement? Where can I get my keys? What conditions should I put into the contract before signing? We understand your concerns and take our time to make the process as simple as possible.

First Home Owners Grant

This $10,000 grant is awarded to first home buyers who are purchasing “new” property for the first time i.e., the property is being sold for the first time and has not been lived in before and is less than five years old. For further information feel free to contact us HERE or visit Applying for the First Home Owner Grant | State Revenue Office (sro.vic.gov.au).

Stamp duty Concessions

Stamp duty (or land transfer duty) is a one-off tax paid at settlement, based on the dutiable value of the property (the sale price or the market value, whichever is higher). All first home owners may be eligible for stamp duty exemption or concession depending on the value of their purchase. First home buyers purchasing any residential property up to $600,000, a full exemption on stamp duty applies. For properties over $600,000 up to $750,000, first home buyers are eligible to receive a concession on stamp duty.
An exemption/concession on stamp duty is considered separately to the first home owners grant. If for example, you are a first home owner purchasing a new property valued less than $600,000 then you will be exempt from paying stamp duty and receive the $10,000 first homer owners grant. Let our conveyancers take care of the application process for you so that you do not miss out on these concessions by calling us today.

Evergreen Conveyancing has an established referral network which does not pay nor accept referral fees. We work honestly, diligently and carefully and that is why many pleased real estate agents, tax agents, mortgage brokers, building inspectors and past clients often refer clients to our firm.

Our Evergreen Values

Some conveyancing firms will pay up to $400 to real estate agents or other professionals for a referral and pass this added cost to their client. This practice is already banned in Western Australia, Tasmania and South Australia due to the inevitable conflict of interests the conveyancer faces. This practice goes against our Evergreen values as we believe that referrals should be based upon competence and not monetary gain.

We wholeheartedly act for your best interest in the conveyancing process. We are not compromised by conflicts of interest which other practices are susceptible to by paying for client referrals and in most cases, passing the cost on to their clients. This practice goes against our Evergreen Values.

No hidden costs, no surprises! We charge a fixed professional fee plus disbursements for all our clients which covers all work from start to finish. This means if we spend 30 minutes or 5 minutes on the phone with you, there would be no difference to our fees. We provide each client a formal cost disclosure when they nominate us to represent them.

Find a genuine lower price elsewhere and we will beat it by 10 percent! Don’t pay more elsewhere. Keep more money in your pocket.
